It is an intervention in an existing building on the rustic land of Mallorca.
It is a house, which was in very poor condition, because it was built poorly, because it was used improperly and because of a lack of maintenance. In addition, it had become obsolete in terms of non-compliance with the basic parameters of comfort and facilities for its use.
The purpose of the action is to refurbish and rehabilitate the home allowing current comfort parameters to be achieved, to provide the interior spaces with a more welcoming and current appearance, as well as conditioning the envelope and its finishes to integrate it into its rustic environment.
The building consists of two clearly differentiated volumes, both in terms of their orientation and their materiality. In the main volume the day area is maintained, while in the other volume the rest area. The functional proposal of the main space, a single space for living, eating and cooking, is maintained from the original scheme, even the new fireplace maintains the same position as the existing one. On the other hand, the rooms and the bathroom are relocated to provide them with a better orientation and avoid long distances.
To update the facilities, provide thermal insulation to the enclosure and recondition the finishes, it is necessary to intervene in practically the entire house. Only the foundation and the existing wall structure remain. These existing walls will become part, in the new house, as an inner sheet of a composite enclosure that will be complemented, in the main volume with thermal insulation on its outer face and an outer sheet by means of a masonry wall, while in volume of the rooms, is complemented by an external thermal insulation system (SATE). The materials used both for the interiors: plaster trim, stone cladding, polished concrete floor… and for the exteriors: masonry wall made of local stone, polished concrete floor… are typical of typical constructions of the rustic land of Mallorca.
